Visitor penetration data shows that Tribeca and Bagatelle Mall are leading the market, each with a 26% share of unique visitors during the study period. La City Trianon (14%) and Phoenix Mall (16%) also maintain relatively stable attendance rates.

Visitor Motivations:

The offerings at shopping malls directly influence visitors’ primary motivations. Food courts are the main attractions, particularly at Bagatelle (60%), Tribeca (61%), and La City Trianon (59%). Supermarkets are essential for drawing visitors, followed by shopping at the stores within the malls. For Bagatelle and La City Trianon, shopping ranks third, while at Tribeca, spending time with friends or family is also a key motivation.

Regional Centers:

In malls like Riche Terre Mall, Phoenix Shopping Mall, and Grand Baie La Croisette (GBLC), food courts remain the main attraction. However, the missions vary slightly: Riche Terre (55%) and Phoenix Mall (59%) see their supermarkets as the second major draw, while at GBLC (42%), strolling and leisure are the top activities.

Perceptual analysis reveals that the attribute “relaxation” is central, highlighting that all shopping centers aim to provide a relaxing experience. Three main clusters stand out:

  • Disconnect, lively and vibrant: Tribeca, Bagatelle, and GBLC.
  • Romantic or touristy: Caudan, Mahogany, and GBLC.
  • For everyone, ideal for shopping: Phoenix, Plaisance, Bo’Vallon, La City.

The prestige factor is closely associated with Tribeca, enhancing its unique appeal.
